Before we schedule showings, we begin with a buyer consultation. I want to understand what you are looking for, why you are moving, what matters most, what your timeline looks like, and what would make the process feel successful to you.
We will also walk through financing, agency, the current market, search strategy, offer terms, inspections, appraisals, attorneys, closing costs, and the questions you may not know to ask yet. The goal is not to overwhelm you. It is to make sure that when the right home appears, you are prepared to recognize it and make a confident decision.
A bedroom count and price range do not tell the whole story. We will talk about commute, schools, family, lifestyle, space, renovation tolerance, neighborhoods, future plans, and the compromises you are willing - and not willing - to make.
Your search may include the MLS, private listings, Zenlist, agent relationships, and ongoing market monitoring. But access is only the beginning. The real value is helping you interpret what you see, compare options, and avoid allowing urgency to replace judgment.
I will never tell you that every home is "the one." I will point out what I see, help you think through condition and resale, and tell you when I believe a concern deserves more attention. If I think you should walk away, I will say so. If I believe a home is worth pursuing, I will explain why.
A strong offer is about more than price. We will evaluate the property, comparable sales, competition, financing, timing, contingencies, appraisal risk, inspection strategy, closing date, possession, and the terms that matter most to the seller - without losing sight of your limits and priorities.

Once under contract, I will help coordinate inspection, attorney review, lender communication, appraisal, and any additional due diligence. We will separate small imperfections from major concerns, understand the choices available, and make requests or decisions based on the property, the contract, and your risk tolerance.
You will know what is happening, what is needed from you, and what comes next. I will stay in communication with the lender, attorney, listing agent, inspector, and other professionals so the process remains organized and potential issues are addressed early.
And when the keys are finally in your hand, I hope you are not only relieved that the process is over. I hope you are genuinely excited about the home you are moving into - and certain that every decision along the way was made with your best interests at heart.
