Then we walk through the home together. I look at it through the eyes of a buyer, a marketer, and an advocate for your return. We identify what will matter most, what could distract buyers, what is worth improving, and where spending money is unlikely to produce a meaningful return.
Preparation does not mean renovating everything. It means making intentional decisions. Sometimes paint, lighting, landscaping, repairs, editing furnishings, or improved flow can change the way a buyer experiences a home. Sometimes the smartest recommendation is to leave something alone.
You will receive a clear plan rather than a vague list of suggestions. When staging support is appropriate, my staging consultant, Alex Ragona, helps create a room-by-room recommendation document so you know exactly what to do, what to move, what to remove, what to add, and what matters most.
When the property, equity, timeline, and expected return support the decision, I may coordinate or advance approved costs for paint, repairs, landscaping, or other agreed improvements, with reimbursement from sale proceeds at closing. This is not a one-size-fits-all program; it is a strategic option designed to help the right seller prepare well without allowing cash flow to become the reason the home reaches the market unfinished.
Pricing is not about choosing the number that sounds best. It is about understanding the current competition, recent sales, buyer behavior, property condition, timing, and how the home will be positioned when it launches. I will show you the data, explain the strategy, and make a recommendation grounded in the market - not in a promise designed only to win the listing.
Professional photography, video, floor plans, compelling copy, digital exposure, agent outreach, open houses, social media, and targeted marketing are important. But marketing cannot compensate for unclear positioning. The strongest campaigns begin with a home that has been thoughtfully prepared, priced, and presented.
Once live, you will know what is happening: showing activity, buyer and agent feedback, online engagement, competing inventory, market changes, and the decisions we may need to make. I will not disappear after the sign goes in the yard.
The highest price is not always the strongest offer. We will evaluate financing, contingencies, appraisal exposure, inspection language, closing timeline, possession, credits, and the buyer's overall ability to perform. My role is to help you understand the tradeoffs and negotiate the strongest total outcome for your goals.
I will help coordinate attorneys, inspections, appraisal access, repair decisions, village requirements, vendors, final walkthrough, timelines, and communication so you are not left trying to connect every moving piece yourself.
