Presentation is not decoration. It is strategy.

Buyers do not experience a home as a list of features. They experience the light, scale, flow, condition, feeling, and possibility of the space. Thoughtful presentation helps them understand the home more quickly and connect with it more emotionally.

My selling process begins with a strategic walkthrough. We look at the home room by room and identify what will have the greatest effect on buyer perception: repairs, paint, lighting, landscaping, furniture placement, editing, styling, and the small details that influence photography and first impressions.

My staging consultant, Alexandra "Alex" Ragona, provides professional guidance and creates a detailed Google document with room-by-room recommendations. The goal is to remove uncertainty. Instead of wondering what to do, you receive a prioritized plan that explains what matters, what can wait, and how to prepare each space for photography and showings.

Staging does not always require an empty home or a house full of rented furniture. Often, the strongest plan begins by editing, rearranging, simplifying, and supplementing what is already there. When additional accessories or furnishings are appropriate, the recommendations should be intentional and aligned with the home, target buyer, and marketing plan.

Not every update is worth making before a sale. I will help distinguish between work that may improve marketability or return and work that is unlikely to change the outcome. When appropriate, and when the property's equity and strategy support it, I may coordinate approved improvements with reimbursement from proceeds at closing.

Staging is not separate from marketing. It is the first stage of marketing. The preparation plan should inform photography, video, floor plans, copy, feature emphasis, showing experience, open houses, and the way the home is introduced to agents and buyers.

The result should not feel overly styled or unlike the home. It should feel clear, welcoming, cohesive, and easy for a buyer to imagine living in.
